The Design-Build method is not a new project delivery option. This method is viable in today's market for the following reasons:

• First and foremost, there is a single source of responsibility between the contractor and designer.

• Second, fast track scheduling assists in compressing the projects duration since construction can begin while design is ongoing.

• Third, Design-Build allows the owner to benefit from the teams resources which are oriented towards the goal of a mutually successful project instead of the adversarial relationships which are typical in the hard bid industry.

• Fourth, project costs are identified in the early stages which can lead to more innovative and cost efficient solutions.
